Any use of the above terminology or other words in the singular, plural, capitalization and/or he/she or they, are taken as interchangeable and therefore as referring to the same.

Reservation Terms and Conditions

NO Parties. NO Smoking inside. NO loud music or noise after 11pm. Only parking in driveway not in front of neighbouring houses. Put any rubbish in the wheelie bins provided.

Check-in and access

Unless otherwise stated standard check-in is from 3.00 pm on the arrival date.

Access instructions will only be released once all required steps are completed, including payment, guest registration, ID checks and any bond or pre-authorisation requirements.

Check-out and departure

Unless otherwise stated check-out is by 10.00 am on the departure date.

On departure, you must:

: vacate on time

: return keys, fobs, remotes and access devices as instructed

: leave the property reasonably clean and tidy

: stack dishwasher and turn on

: place rubbish in the correct bins

: switch off lights, appliances and air conditioning

: secure windows and doors

Occupancy and visitors

The property may only be occupied by the number of guests approved in the booking confirmation.

Noise, parties and community standards

Our property is located within local communities and as such you must not:

: create excessive noise

: disturb neighbours

: hold parties, events or gatherings 

: behave in a threatening, abusive or offensive way

Unsuitable bookings

We may refuse, cancel or terminate bookings that we reasonably consider to be party-risk bookings or otherwise unsuitable for the property or local community.

Smoking, vaping and fire safety

Smoking and vaping are not permitted inside the property. There is a suitable area outside. Please ensure the ashtray is used and cleaned on departure.

Pets

Pets are not permitted.

Parking and vehicles

Guests must only park in the spaces allocated to the property not in front of neighbouring properties.

Cleaning, rubbish and linen

The booking price includes a standard departure clean, but this does not cover unreasonable mess, excess rubbish, unclean BBQs, heavily soiled furnishings, smoking residue, stains, or failure to follow checkout instructions.

Additional cleaning charges may apply where the property is left in a condition requiring more than the standard clean.

Damage, loss and breakages

You must notify us as soon as possible if:

: there is damage on arrival

: something breaks during your stay

: a safety issue arises

: something is lost, missing or not working

You are responsible for any damage, loss, breakage, theft or excess cleaning caused by you, your guests, visitors or invitees, fair wear and tear excepted.

This includes damage to:

: the property

: furniture and furnishings

: appliances and equipment

: keys, remotes, fobs and access devices

: neighbouring property if caused by yourselves

Where relevant, we may charge the reasonable cost of repair, replacement, specialist cleaning, labour, call-out fees and any associated costs.

Keys, and remotes

You must keep keys, remotes, fobs and access devices always secure.

They must not be copied, retained after departure or provided to unauthorised persons.

Lost keys, remotes, fobs, may result in charges to you.

During-stay issues and maintenance

If there is an issue during your stay, please contact us promptly so we have a fair opportunity to investigate and respond.

We may arrange for cleaners, maintenance contractors, tradespeople, owners, caretakers or authorised representatives to attend the property where reasonably necessary to:

: perform urgent repairs

: carry out maintenance

: protect the property or incoming guests

Where permitted by law, we may enter the property at reasonable times for those purposes, and immediately in an emergency.

Non-emergency callouts caused by user error, failure to follow instructions, or no fault being found may be charged to you.

Health and safety

The property is equipped with Fire Extinguishers, smoke detectors and First Aid supplies.

Cancellations by you

: all cancellation requests must be made in writing;

: credit card or merchant fees may be non-refundable;

: there is no refund for early departure, unused nights or no-shows

Refunds: 100% refund up to 14 days before arrival, 50% refund up to 7 days before arrival.

Compliance with laws and codes

You must comply with all applicable laws, local regulations, community rules and industry codes that apply to the property and your stay.

This includes, where applicable, short-term rental codes of conduct, local council guest behaviour rules.
